The subdivision/ economic activities park, Quinta Nova, is located in the Alféloas Industrial Zone, in the municipality of Anadia, with quick and easy access from the EN 235 bypass.

It consists of 26 plots, with areas ranging from 1,700 m² to 3,900 m², totalling 66,548 m².

It allows construction areas ranging from 620 m² to 2,700 m², with a total construction area of 28,570 m².

The possibility of two storeys is envisaged, with the upper floor allowed to represent up to 10% of the planned footprint area.

It is fully serviced with infrastructure, including external and landscaping works, in accordance with License No. 1/2007.

The possibility of being used as a Business Park remains open, and projects for industrial pavilions have already been developed.

There has been increasing occupation dynamics in the surrounding area, with the installation of several manufacturing/industrial units. This situation makes the implementation of the planned Detailed Plan for the Alféloas Industrial Zone desirable, in order to ensure proper structuring of road access and infrastructure.

It should be noted that the road layout of Quinta Nova included the construction of a roundabout with this purpose — to improve road access and contribute to better structuring of the entire industrial area.

Of considerable importance in this planning is the fact that the planned IC2/IP3 Anadia junction is expected to be located very close to the allotment/industrial park and respective Industrial Zone/Economic Activities Area, in any of the three alternatives considered, which may make it the area with the best accessibility in Anadia.

The property on which the allotment/park was developed still includes three additional parcels that may also be designated as Economic Activities Space.

These total 8.5 hectares, which could almost double the usable area of the allotment.

The inclusion of these areas was foreseen in a preliminary version of the Municipal Master Plan revision, where their removal from the National Ecological Reserve (REN) was considered.
